But they will likely still not have final approval of the site plan for the three-story, 20-apartment, five-retail shop complex on Maplewood Avenue when that sale is complete.
"They are proceeding a little bit at risk," Planning Board Chair Tom Carlson said about JMF Properties, which is building the retail/housing complex. "They are closing on the building before the final approval has been received or even adjudicated."
At last Tuesday's Planning Board meeting the board continued its review of the former Maplewood Village post office project, but did not finalize it.
So in an effort to allow the project to move along, a special planning board meeting is set for Friday morning at 8 a.m. at Town Hall.
Carlson said the Planning Board, which gave conditional approval to the site plan last month, had sought to make sure JMF had conformed to specific requests within that approval. He said some of that was received Tuesday and the board advised JMF and its attorney to update the site plan with such conditions before Friday.
"Usually it is a fairly perfunctory decision, but in this case it is complicated enough that we needed to discuss it and return it to the attorney to redraft again," Carlson said. "We had a lengthy discussion and presented him with final instructions."
Asked why it could not continue the review at the next regular Planning Board meeting in December, Carlson said the board wanted to be able to receive updated plans and allow the December meeting to possibly be used for final site plan approval, which is not expected to occur on Friday.
"We discussed that and the applicant would presumably be able to come back in January," Carlson said "But we wanted to move it up to give the applicant the opportunity to come back in December and finish it off. It still may not happen that soon."
Carlson stressed that the developers did not request a special meeting, but the board felt it was worth it to keep on track.
